I just received my payoff check for $103,500. That's a profit of $13,500 in only two years on a $90,000 investment! Not bad, not bad at all! All I had to do was write a check, and wait for a bigger check.
My IRA was only earning 3% before investing with Mountain Man Productions, now it's earning 7% tax-deferred. The note is secured by a Deed of Trust in 1st position that was prepared and recorded by an attorney. The collateral is a pretty, single-family home, and the loan-to-value is only 75%. The insurance policy lists my IRA as the Lender, just as if it were a bank. Because my IRA is only financing the transaction, it is NOT exposed to the liability and risk, or the management headaches of owning the property. It's a no-brainer.
